Types of Mold Tests

Air sampling is the most common type of mold testing. We use specialized spore traps to collect air samples from multiple locations in your home, including one outdoor control sample. The lab counts and identifies mold spores to determine concentration levels and species present. Air testing reveals what you're breathing and helps identify hidden mold sources that aren't visible during inspection.

Surface sampling involves collecting samples from visible mold growth or suspected contamination using tape lifts, swabs, or bulk material samples. Surface testing identifies the specific mold species growing on walls, ceilings, or materials. This type of testing is useful when you need to confirm that visible discolouration is actually mold, or when you need to identify the species for health or remediation planning purposes.

Bulk sampling involves sending a piece of contaminated material to the laboratory for analysis. This method is used when mold growth has penetrated deep into porous materials like drywall or insulation. Bulk samples provide definitive identification of the mold species and can help assess whether materials need to be removed during remediation or can be cleaned and restored.

Third-Party Lab Analysis

All our mold samples are analyzed by accredited third-party laboratories. We don't perform our own analysis because independent laboratory testing provides unbiased, scientifically valid results. The labs we work with are AIHA-accredited and staffed by certified mycologists who specialize in mold identification and analysis. This independence is critical for insurance claims, real estate transactions, and legal documentation.

Most mold test results are available within 2 to 3 business days. Rush analysis is available for time-sensitive situations. Lab reports include spore counts, species identification, comparison to outdoor control samples, and interpretation of results. We review the lab report with you and explain what the results mean for your property and your health.

Understanding Your Results

Mold test results show spore concentration levels measured in spores per cubic meter of air. Labs compare indoor samples to the outdoor control sample to determine if indoor mold levels are elevated. Species identification tells you what types of mold are present. Some species like Stachybotrys (black mold) and Aspergillus are more concerning than common outdoor molds like Cladosporium.

The lab report includes recommendations based on findings. If spore levels are significantly elevated compared to outdoor air, or if toxigenic mold species are present, remediation is typically recommended. If levels are normal and species are consistent with outdoor air, the report may conclude that no remediation is needed. We help you understand these results and develop an appropriate action plan based on the findings.
