How much sheathing is affected. Mold on the north-facing slope near the eaves is a different job from mold across the entire underside of the roof deck. We treat the affected sheathing rather than replacing it wherever the wood is still structurally sound, which is most of the time.

Whether the insulation has to come out. Blown-in insulation that has been wet holds moisture and spores. If it is contaminated it gets removed and replaced, and that is often the single biggest line on an attic quote.

What the ventilation fix requires. Rerouting one bathroom fan to vent outside is a small job. Adding soffit and ridge venting to an attic that never had adequate airflow is a larger one. Skipping it is not an option, because the mold comes back.

Why Attics Grow Mold in the First Place

Attic mold is a moisture problem with three common causes in Toronto housing, and none of them are about the roof leaking.

  • •Bathroom exhaust fans venting into the attic instead of outside. This is the one we find most often. Warm humid air from the shower goes straight up into a cold attic, hits the underside of the roof deck, and condenses.
  • •Blocked or missing soffit venting. Insulation pushed into the soffits during a top-up cuts the airflow that is supposed to carry moisture out at the ridge.
  • •Ice damming. Heat escaping into the attic melts snow on the roof, the water refreezes at the cold eaves, and meltwater backs up under the shingles.

All three produce the same signature: dark staining on the roof sheathing, heaviest on the north slope and near the eaves, with clean wood in the middle of the attic where airflow is better.

Attic work is done to the IICRC S520 standard, the same as any other mold remediation, with one difference: the attic gets sealed off from the living space before anything is disturbed. Attic mold that is left alone is usually not affecting your indoor air. Attic mold that is being scrubbed without containment absolutely is.

We set containment at the hatch, run HEPA filtration, treat or remove the affected sheathing, remove contaminated insulation where it is present, correct the ventilation, then re-insulate. A mold inspection before the work sets the scope, and post-remediation testing confirms the attic is clear before we close it up.

Usually not while it is undisturbed. An attic is typically outside the conditioned air envelope, so spores on the roof sheathing tend to stay there. The risk comes from disturbing it without containment, and from whatever moisture problem is feeding it, which is often also affecting the insulation and the ceiling below.

Almost never. Mold on roof sheathing is a surface issue on wood that is still structurally sound in the large majority of attics we see. We treat it in place. Replacement is only necessary where the wood has actually rotted and lost integrity, which is a different problem from mold staining.
